A standard property appraisal takes 5 to 8 working days after the visit. In some situations, this turnaround is simply impossible: near-term notary signing, court hearing, bank deadline, IFRS 13 accounting closing. 5 typical situations justifying 48-72h express

1. Notary signing in < 7 days. You have a signed preliminary contract, the date of the authentic deed is set, and the bank suddenly requires an appraisal to release the loan. Without express, you lose the deadline and risk the contractual penalty (often 10 % of the price).

2. Imminent referral hearing or court-appointed appraisal. Lawyer preparing a referral file (expropriation, hidden defects, developer dispute, eviction indemnity Law 49-16), scheduled hearing. They need an enforceable contradictory free appraisal to support their argument before the judge.

Express limits and conditions

Available documentation: express requires you to immediately provide the land title (or recent ANCFCC note), plans, occupancy permit if new, condominium regulation if apartment. If documentation needs to be rebuilt, express becomes impossible.

Accessible asset: visit organised within 24h requires that you (or a mandatary) can open the asset at the agreed time. No visit = no report.

Documented market: assets in low-liquidity micro-markets (poorly transactional medinas, rural land, listed assets) may require more time to assemble 5-8 closed comparables. On these assets, express may be impossible or limited to 72-96h.
