The difference between an estimate and a certified valuation

An online estimate gives a non-binding indicative range based on statistical averages. It is useful as a first gauge before a transaction, but not sufficient for:

  • Bank mortgage applications (requires RICS report)
  • Court filings (inheritance, divorce, litigation)
  • IFRS 13 fair value for listed entities or OPCI
  • Due diligence prior to acquisition above 2 M MAD

For these, you need a formal RICS Red Book report signed by a certified appraiser.
