The 5 modules
1. Property law — October. Every reliable valuation starts on solid legal ground: the Moroccan Land Title system and the role of ANCFCC, real rights (usufruct, easements, mortgage), joint ownership and the split of ownership rights, condominium law 18-00, and the legal defects to spot before valuing.
2. Property valuation — RICS — November. The core module. RICS Red Book and IVS framework and ethics, then the four method families applied to real cases: comparison (with justified adjustments), income (capitalisation and DCF), depreciated replacement cost, and the residual method for land.
3. Real estate taxation — December. Taxation shapes both the decision and the value: registration duties, the tax on property profits (TPI), property VAT, taxation of rental income, and how to factor all of it into an investment or valuation analysis.
4. Urban planning — January. Development potential makes or breaks land value. Reading a zoning plan and its regulations, buildability rules and building envelopes, permits, subdivision and land division, easements and non-aedificandi constraints, and the impact of buildable potential on value.
5. Commercial real estate — February. The specialisation module. Valuing offices, retail, industrial and logistics assets through the income approach, analysing a commercial lease (law 49-16), determining a market capitalisation rate, and structuring a complete valuation report — the final deliverable of the certification.
Standards and methods you will master
A valuation is only defensible if it rests on a recognised framework and on the right method. Here is precisely what the programme teaches you to apply — and to justify.
- RICS Red Book — The professional valuation framework: scope, ethics and the valuer's obligations.
- IVS — International Valuation Standards — Bases of value, assumptions and special assumptions to state before concluding on value.
- Comparison method — Building a comparable-based analysis with justified adjustments — the most used method, and the most often misapplied.
- Income method (capitalisation & DCF) — Deriving value from rental income, determining a market capitalisation rate and building a DCF.
- Depreciated replacement cost — Valuing an asset through its depreciated rebuild cost — the approach for specialised assets with no comparable market.
- Residual method — Deriving land value from the development scheme it supports — the heart of land valuation.
Certification or master's degree?
Morocco offers executive master's programmes in real estate expertise — long academic tracks, typically two years and several hundred hours, awarding an institutional degree. This certification answers a different need: 5 months, one day every two weeks, entirely built around real cases, so that a working professional can produce a defensible valuation report at the end of the programme.
Choose the master's if you are after an academic title and a long career change. Choose the certification if you are already in practice and want a billable skill quickly. And to be explicit: this certificate is not a state degree, not a university degree and not an RICS accreditation — its value lies in the method and in the practice of the trainers.

This is a 5-month certification, fully practice-oriented, with real cases in every module, one training day every two weeks — designed to run alongside your professional activity.
