Real Estate Valuer Certification in Morocco — ReaConsult Academy, October 2026 cohort
Casablanca — first cohort of the Real Estate Valuer Certification, October 2026 to February 2027.

Who it is for

  • Professionals who want to become property valuers
  • Notaries, lawyers, asset and wealth managers
  • Architects, land surveyors and engineering firms broadening their offer
  • Professionals working with international clients who require RICS / IVS-based reports

The 5 modules

1. Property lawOctober. Every reliable valuation starts on solid legal ground: the Moroccan Land Title system and the role of ANCFCC, real rights (usufruct, easements, mortgage), joint ownership and the split of ownership rights, condominium law 18-00, and the legal defects to spot before valuing.

2. Property valuation — RICSNovember. The core module. RICS Red Book and IVS framework and ethics, then the four method families applied to real cases: comparison (with justified adjustments), income (capitalisation and DCF), depreciated replacement cost, and the residual method for land.

3. Real estate taxationDecember. Taxation shapes both the decision and the value: registration duties, the tax on property profits (TPI), property VAT, taxation of rental income, and how to factor all of it into an investment or valuation analysis.

4. Urban planningJanuary. Development potential makes or breaks land value. Reading a zoning plan and its regulations, buildability rules and building envelopes, permits, subdivision and land division, easements and non-aedificandi constraints, and the impact of buildable potential on value.

5. Commercial real estateFebruary. The specialisation module. Valuing offices, retail, industrial and logistics assets through the income approach, analysing a commercial lease (law 49-16), determining a market capitalisation rate, and structuring a complete valuation report — the final deliverable of the certification.

Standards and methods you will master

A valuation is only defensible if it rests on a recognised framework and on the right method. Here is precisely what the programme teaches you to apply — and to justify.

  • RICS Red BookThe professional valuation framework: scope, ethics and the valuer's obligations.
  • IVS — International Valuation StandardsBases of value, assumptions and special assumptions to state before concluding on value.
  • Comparison methodBuilding a comparable-based analysis with justified adjustments — the most used method, and the most often misapplied.
  • Income method (capitalisation & DCF)Deriving value from rental income, determining a market capitalisation rate and building a DCF.
  • Depreciated replacement costValuing an asset through its depreciated rebuild cost — the approach for specialised assets with no comparable market.
  • Residual methodDeriving land value from the development scheme it supports — the heart of land valuation.

Certification or master's degree?

Morocco offers executive master's programmes in real estate expertise — long academic tracks, typically two years and several hundred hours, awarding an institutional degree. This certification answers a different need: 5 months, one day every two weeks, entirely built around real cases, so that a working professional can produce a defensible valuation report at the end of the programme.

Choose the master's if you are after an academic title and a long career change. Choose the certification if you are already in practice and want a billable skill quickly. And to be explicit: this certificate is not a state degree, not a university degree and not an RICS accreditation — its value lies in the method and in the practice of the trainers.

  • Trainers who are RICS-certified experts and practising valuers
  • Cohort capped at 15 candidates
  • ReaConsult Academy certificate after a multiple-choice test and a final case study
  • MAD 17,500 incl. tax — reimbursable for companies through CSF / OFPPT, on request and after review

Who teaches it — ReaConsult

ReaConsult was founded in 2019 and now operates in 6 Moroccan cities (Casablanca, Rabat, Marrakech, Tangier, Agadir, Fes) with RICS-certified experts, performing over 1,000 valuations per year — more than 5,000 to date — and rated 4.9/5 across 47 reviews. The programme transmits the method the firm applies in the field, not an academic syllabus.

FAQ

How is this different from a classic 2-year programme? Classic degree programmes run 2 years, sometimes 2 and a half, with a large theoretical component. This is a 5-month certification, fully practice-oriented, with real cases in every module, one training day every two weeks — designed to run alongside your professional activity.

Professional certification or a master's in real estate expertise: which should I choose? These are two different logics, not competitors. An executive master's is a long academic programme (typically 2 years, several hundred hours) awarding an institutional degree and covering a broad spectrum. This certification targets the operational side: 5 months, 5 modules, one day every two weeks, so that you can produce a valuation report built on RICS / IVS standards by the end. Choose the master's if you want an academic title and a long career change; choose the certification if you are already working and want a billable skill quickly.

Is the certificate equivalent to a state or university degree? No, and we would rather say so plainly. It is a professional certificate issued by ReaConsult Academy on completion of the programme (multiple-choice test plus a final case study). It is neither a state degree, nor a university degree, nor an RICS accreditation. Its value lies in the method acquired and in the practice of the trainers, who are RICS-certified experts.

Which international standards are taught? The programme is built on the RICS Red Book and the IVS (International Valuation Standards): ethical framework, bases of value, assumptions and special assumptions, and the structure of a compliant valuation report.

Which valuation methods do you actually learn? Four method families, applied to real cases: comparison (with justified adjustments), income (capitalisation and DCF), depreciated replacement cost, and the residual method for the land value of a development site.

Can I take the certification while working full time? Yes — that is exactly why this format was chosen: a single training day every two weeks over 5 months, in person in Casablanca. The pace is designed for working professionals.

How does selection work? Pre-registration is online and takes about two minutes. Every application is reviewed — profile, role, experience, motivation — and 15 candidates are selected per cohort to keep the group small enough for real interaction.

Is a prior degree required? No. The certification is open to professionals and motivated candidates. Motivation and attendance matter most; your existing degree is simply recorded in the application.

How do the sessions run? The programme runs 5 months (October 2026 → February 2027), one day every two weeks, in person in Casablanca (5-star hotel).

Is there a certificate? Yes — a ReaConsult Academy certificate is issued after completion of the programme (multiple-choice test plus a final case study).

Can it be funded? For companies, the programme is reimbursable through the Moroccan CSF / OFPPT scheme — on request and after a specific review of your file.

Are modules sold separately? No, registration covers the complete certification programme (5 modules).
