Are property appraisers licensed or sworn in Morocco?

There is no state licence for property valuation in Morocco and the title of appraiser is not protected. What can be verified is individual RICS certification.

This is the most poorly documented question in the sector, and the one where misleading wording is most common. What does not exist: a public licence, a national order or an official register of property appraisers in Morocco. The title is not protected — it can be used by a trained professional or by someone who has valued three properties. Which is exactly why the checking is yours to do. What can be verified: - RICS certification. The Royal Institution of Chartered Surveyors certifies individuals, never firms, so no company can be RICS certified. A certified professional holds the MRICS or FRICS designation and appears on the institution's public register — a register you can actually consult. They apply the Red Book Global Standards, a published framework that binds them: bases of value, methods and disclosure duties are all written down. - Professional liability and the insurance behind it. Ask for the certificate. - Track record in numbers: valuations per year, asset types, districts covered. A number can be checked; a reputation cannot. - The method itself. A report where every comparable is dated and sourced can be checked line by line, whatever its author's title. A frequent confusion worth clearing up: the chartered land surveyor is a regulated and sworn profession in Morocco.
