Rental investments in Morocco are often sold on an advertised gross yield — an agent quotes 8%, but reality after all charges (council tax, services tax, condo fees, vacancy, management, rental income tax, periodic repairs) often lands around 3-4%. The gap is significant and compounds over 15-20 years.

Studios, 2-bed, 3-bed, multi-unit buildings — which format for which profile. Reading a listing in 60 seconds — spotting the traps. Homework: 3 listings analyzed.

Evening 2 (Oct 13): Computing real yield + rental taxation. Excel/Google Sheets grid included. All forgotten line items. Moroccan rental income tax (IR foncier — rate, allowance, simplified vs actual regime). SCI vs direct ownership. Homework: apply the grid to your 3 listings.

Evening 3 (Oct 20): Financing, property management, due diligence — moving to purchase. Bank financing, LTV, rates. Self-management vs agency. Moroccan rental lease template. 10-point due diligence grid before signing. How to commission an independent valuation. Live Q&A. Certificate ceremony.
