Valuation methods for villas in Morocco

Villa valuation combines two approaches from the RICS Red Book Global Standards 2025:

  • Comparable Method (Market Approach, VPS 5) — selection of comparable villa sales (5-10 recent transactions from ANCFCC land registry and notarial sources) in the same district, with adjustments for land area, built area, standing, view and exposure.
  • Cost Approach (Cost Method, VPS 8) — for new-build, atypical or villas with specific components (pool, structured landscaping, outbuildings, security). Land value + new construction cost − depreciation.
  • Income Approach (VPS 6) — for villas in short-term or long-term rental (Marrakech Palmeraie, Agadir Founty).

Villa valuation fees

Floor fee: 3,500 MAD (excl. VAT) in Casablanca. Other cities apply the same base fee with negligible travel costs. For high-standing or atypical villas, or express missions (48-72h), a custom quote is issued within 24 hours.
