Any apparent defect not recorded at handover is deemed accepted. You lose the right to demand its repair. Our 120-point checklist catches defects an untrained buyer cannot see: improper tile laying, window-frame sealant gaps, shower fall reversed, non-functional ventilation, walls off-plan.

What's an apparent defect?

An apparent defect is visible on attentive inspection of the finished property. Unlike hidden defects, apparent defects must be recorded before or at handover. Once the PV is signed without reservation, the developer owes nothing.

Law 44-00 VEFA provides: (1) 1-year perfect completion warranty for defects reported at handover, (2) 2-year good-working warranty on movable equipment (biennale), (3) 10-year decennial warranty for defects affecting solidity or suitability. All three are triggered by reservations recorded at handover.

Drainage, pressure, tap seals, siphons, WC ventilation, shower falls.

Electrical

All sockets tested, RCD, earthing, NM compliance, lighting, connection points.

Int./ext. joinery

Door gaps, locks, window watertightness (water test), roller blinds, seals.

Coverings & finishes

Tiles sound, grouts, paint uniformity, skirting, parquet, balconies.

Waterproofing

Balconies, loggia, terrace, bathroom thresholds. Water tests systematic.

Ventilation & HVAC

WC/bathroom extractors functional, air intakes, AC pre-installation compliant.

Common parts

Lift (CE-compliant), stairs (anti-slip), lobby, post boxes, waste rooms, parking.

Plan / spec compliance

Measured surface vs quoted, walls match plan, equipment matches technical sheet.
