The fee structure of an appraiser in Morocco

A property appraiser bills per assignment, never by the hour, except in the case of a court-ordered expertise directed by a judge. Fees are set according to:

The 3 statuses and their typical income

The income of a property appraiser in Morocco depends heavily on their status:

1. Employed in a firm, bank, OPCI or property company

A junior appraiser starts with a salary aligned with the sector's executive pay scales. After 3-5 years of experience, a confirmed appraiser (especially RICS-certified) commands a markedly higher salary, notably in banks (mortgage lending, real estate risk departments), OPCIs (asset management, IFRS 13 reporting) and listed property companies(half-yearly valuation). Certification premium, portfolio performance premium and annual bonuses typically come on top.

2. Independent / freelance

An independent appraiser bills their assignments directly. Their income depends on their volume(number of assignments per month) and their mix (share of complex assets vs standard residential). An independent who builds a regular flow of 8-15 assignments per month with a mix of asset types can generate significant income; independence also means choosing your assignments (turning down uninteresting or poorly paid files).

The structural costs of an independent are limited: tools (district data, ANCFCC maps, software licences), travel, continuing education, professional liability insurance premium, CNSS/AMO contributions where applicable. The cost-to-revenue ratio remains reasonable for a well-organised professional.

3. Partner / firm principal

A partner in an established firm combines a management remuneration (executive salary) and dividends from the results. The overall income depends on the size of the firm, the client portfolio and the net margin generated. Firms that have built loyalty with institutional clients (banks, OPCIs, property companies, corporates) command significantly higher incomes than those focused exclusively on residential work.

The real trap at the start

Many new appraisers make the same mistake: underpricing their first assignments to attract clients. It is a false good idea. An appraisal report requires 15-40 hours of real work (analysis, site visit, comparables, drafting, debrief). Billing too low signals a low-cost service and attracts clients who will never value the work — and you will stay stuck on low fees for a long time.

Good practice: position market-aligned fees from the outset (from 3,500 MAD net of tax for simple residential), justified by the quality of the report (Red Book structure, explicit methodology, video debrief included). A client who finds this rate too high is not your client.

How much to live decently from this profession in Morocco?

The break-even point for an independent varies with the city of residence, family expenses and the standard of living targeted. A basis for calculation: an appraiser handling 2 assignments per week at average fees already comfortably covers the costs of a sole practitioner in Casablanca or Rabat. Moving to 3-4 assignments per week with a mix of commercial assets makes it possible to reach a comfortable income level. Consistency of flow (via referrers: notaries, banks, lawyers) matters more than the occasional peak.
