Investing in an office in Casablanca in 2026: where to buy, and what yield
On 6 November 2026 we surveyed the offices for sale and for rent online in Casablanca: 58 sale listings, 101 rental listings. A median of MAD 18,000/sqm to buy and MAD 154/sqm/month to rent: a 10.3% gross yield on asking figures. Here is the district detail, and what to deduct to reach the real yield.
Buying an office to let out is buying an income. The question is not only "what does a square metre cost in Casablanca?" but "what rent does that square metre earn, in which district, and with what risk of standing empty?". The figures below answer the first part, district by district; the rest of the article deals with the second.
These are asking prices and rents from listings, not signed transactions: negotiation brings them down, and the gap varies by building. They give the ranking of districts and an order of magnitude for yield, not the value of a specific office.
The Casablanca office market in figures
| Indicator | Median | Middle half of listings | Listings |
|---|---|---|---|
| Asking sale price | 18,000 MAD/sqm | 15,184 to 21,521 | 58 |
| Asking rent | 154 MAD/sqm/month | 128 to 182 | 101 |
| Gross yield on asking figures | 10.3% | — | — |
The "middle half" drops the cheapest and the most expensive quarter of listings. It shows the spread of the market: between MAD 15,184 and 21,521/sqm to buy, the gap comes from the address, the building's age, the floor, parking and condition.
District by district
| District | Sale, MAD/sqm (listings) | Rent, MAD/sqm/month (listings) | Gross yield | Apartment benchmark, MAD/sqm |

| Sidi Maarouf | 17,024 (5) | 150 (9) | 10.6% | 12,500 |
| Hay Hassani (new-build schemes) | 15,298 (9) | 1 listing (median not published) | sample too small | 10,000 |
| Maarif | 2 listings (median not published) | 141 (7) | sample too small | 16,200 |
| Maarif Extension (new-build schemes) | 22,896 (4) | 119 (3) | sample too small | — |
| Gauthier | 1 listing (median not published) | 122 (7) | sample too small | 19,400 |
| Racine | 18,868 (3) | 132 (4) | sample too small | 19,100 |
| Ain Sebaa | 15,376 (4) | 127 (3) | sample too small | 10,300 |
| Beausejour | 19,930 (5) | 2 listings (median not published) | sample too small | — |
| Les Hopitaux | 2 listings (median not published) | 140 (6) | sample too small | — |
A median is shown only from 3 listings, and a yield only from 5 listings on each side. The apartment benchmark is the mid-point of ReaConsult's reference range for housing in the same area: it places the level of the address and lets you compare office and residential.
For yield: Sidi Maarouf
Sidi Maarouf is the only Casablanca district where the survey found at least five sale listings and five rental listings: MAD 17,024/sqm asked for sale, MAD 150/sqm/month for rent, a 10.6% gross yield on asking figures. It is the southern hub of recent office buildings around the offshoring parks. The lowest entry price on the resale market is in Ain Sebaa (4 listings, median MAD 15,376/sqm), but there are too few rental listings there to compute a yield.
For the highest rents: Casablanca Finance City
CFC carries the highest asking rents in the survey: MAD 210/sqm/month median over 17 listings, between 176 and 251 for the middle half. Offices for sale are rare in the survey (2 listings), so we publish no district yield. The reference residential price in the area is among the highest in the city (MAD 23,000/sqm mid-range for apartments), which says a lot about the address.
Central addresses: Maarif, Gauthier, Racine
In Maarif, Gauthier and Racine, median asking rents sit between MAD 122 and 141/sqm/month (4 to 7 listings per district). Offices for sale are rare in the survey: only Racine has enough for a median, MAD 18,868/sqm over 3 listings. Samples are too small for a district yield; on these figures, the rent-to-price ratio looks lower than the city's.
New-build schemes: a developer's price
In Hay Hassani, all 9 sale listings are offices in new-build schemes, 47 to 61 sqm, at roughly MAD 15,000 to 15,900/sqm (median 15,298). That is a developer's price, not the district's resale market. The same goes for Maarif Extension (4 of 4 listings) and partly for Beausejour (3 of 5). Across the city, 17 of the 58 sale listings surveyed are new-build schemes.
From advertised yield to real yield
The 10.3% in this survey sets an asking rent against an asking price. The yield you will collect will differ, for four reasons that must be priced before buying:
- negotiation, on price and rent alike: both come down, rarely in the same proportion;
- vacancy: the months without a tenant between leases, and the time to first letting;
- charges the lease does not pass on to the tenant: building management, maintenance, major works, insurance;
- acquisition costs, which add to the price and reduce the yield on the money actually invested.
Our property calculators help you rework these items one by one. For a specific office, value and rent are checked against references in the district, which is what an office valuation does.

Survey method
Listings of offices for sale and for rent published online in Casablanca, surveyed on 6 November 2026. Retail units, duplicates and out-of-range listings (under 15 sqm or above 5,000 sqm, price outside MAD 3,000-60,000/sqm, rent outside MAD 30-500/sqm/month) are excluded. Medians on asking prices and rents; gross yield = 12 × median rent ÷ median price. The district is the one stated by the advertiser.
For the value of a specific office before buying, the assignment is described on our office valuation in Morocco page, from MAD 3,500 excl. VAT, quote within 24 hours.
- Compare the asking price with listings in the same district, then with completed sales.
- Check the rent achieved in the building, not only rents advertised elsewhere.
- Read the co-ownership rules: office use allowed, charges, parking.
- Price vacancy, non-recoverable charges and acquisition costs.
- Check the land title and the permitted use before signing.
FAQ
What yield does an office earn in Casablanca?
On the listings surveyed on 6 November 2026, the median asking rent (MAD 154/sqm/month) set against the median asking price (MAD 18,000/sqm) gives a 10.3% gross yield. The net yield is lower: negotiation, vacancy, non-recoverable charges and acquisition costs come off.
What is the price per sqm of an office in Casablanca?
The median asking price is MAD 18,000/sqm over 58 listings; the middle half of listings sits between MAD 15,184 and 21,521/sqm. These are asking prices, before negotiation.
Which district should I invest in for an office in Casablanca?
It depends on the goal. For yield, Sidi Maarouf is the only measurable district: 10.6% gross on asking figures. For the highest rents, Casablanca Finance City (MAD 210/sqm/month median). At central addresses (Maarif, Gauthier, Racine), the rent-to-price ratio looks lower than the city's.
Are these figures actual sale prices?
No. They are asking prices and rents from listings. They give the ranking of districts and an order of magnitude; the value of a specific office is checked against comparable references in the district.
Can ReaConsult search for the office and the tenant?
Yes. ReaConsult can search for your office in Casablanca, negotiate the purchase on the basis of a documented valuation, then search for your tenant and negotiate the lease.
