Land valuation methods in Morocco

  • Comparable Method (Market Approach, VPS 5) — selection of comparable land sales (5-10 recent transactions from ANCFCC and notarial sources) in the same planning zone. Adjustments for size, accessibility, road frontage, utilities, planning constraints.
  • Residual Method (VPS 7) — for development land with an identified project. The valuer estimates market value of the completed project, deducts construction costs, fees, developer profit and risk to isolate residual land value.
  • Income Approach (VPS 6) — for productive agricultural land or land under emphyteutic lease.
