Investing in an office in Marrakech in 2026: where to buy, and what yield
On 6 November 2026 we surveyed the offices for sale and for rent online in Marrakech: 26 sale listings, 72 rental listings. A median of MAD 17,904/sqm to buy and MAD 119/sqm/month to rent: a 7.9% gross yield on asking figures. Here is the district detail, and what to deduct to reach the real yield.
Buying an office to let out is buying an income. The question is not only "what does a square metre cost in Marrakech?" but "what rent does that square metre earn, in which district, and with what risk of standing empty?". The figures below answer the first part, district by district; the rest of the article deals with the second.
These are asking prices and rents from listings, not signed transactions: negotiation brings them down, and the gap varies by building. They give the ranking of districts and an order of magnitude for yield, not the value of a specific office.
The Marrakech office market in figures
| Indicator | Median | Middle half of listings | Listings |
|---|---|---|---|
| Asking sale price | 17,904 MAD/sqm | 13,949 to 20,052 | 26 |
| Asking rent | 119 MAD/sqm/month | 101 to 140 | 72 |
| Gross yield on asking figures | 7.9% | — | — |
The "middle half" drops the cheapest and the most expensive quarter of listings. It shows the spread of the market: between MAD 13,949 and 20,052/sqm to buy, the gap comes from the address, the building's age, the floor, parking and condition.
District by district
| District | Sale, MAD/sqm (listings) | Rent, MAD/sqm/month (listings) | Gross yield | Apartment benchmark, MAD/sqm |
|---|---|---|---|---|
| Gueliz | 19,800 (19) | 123 (44) | 7.5% | 12,600 |
| Hivernage | 1 listing (median not published) | 111 (4) | sample too small | 15,900 |
| Samlalia | 1 listing (median not published) | 124 (4) | sample too small | — |
| Majorelle | 1 listing (median not published) | 133 (3) | sample too small | — |
| Route de Safi | 1 listing (median not published) | 107 (3) | sample too small | — |
A median is shown only from 3 listings, and a yield only from 5 listings on each side. The apartment benchmark is the mid-point of ReaConsult's reference range for housing in the same area: it places the level of the address and lets you compare office and residential.
Offices in Marrakech mean Gueliz first
Gueliz accounts for 19 of the 26 offices for sale and 44 of the 72 offices for rent in the survey: MAD 19,800/sqm for sale and MAD 123/sqm/month for rent at the median, a 7.5% gross yield on asking figures. It is the only district where the sample supports a yield, and the only one where rental supply is deep enough to read the market.
Outside Gueliz: too thin a survey
In Hivernage, Samlalia, Majorelle or along Route de Safi, the survey finds only 3 or 4 rental listings per district (medians from MAD 107 to 133/sqm/month) and a single sale in each. That is too little to judge demand or resale: a purchase there calls for a case-by-case study of rent and vacancy.
Office or residential?
The reference residential price in Gueliz is around MAD 12,600/sqm (mid-range, apartments), well below the office asking price of MAD 19,800/sqm. Offices cost more per square metre; the gap is only justified by the rent they earn, to be checked building by building.
From advertised yield to real yield
The 7.9% in this survey sets an asking rent against an asking price. The yield you will collect will differ, for four reasons that must be priced before buying:
- negotiation, on price and rent alike: both come down, rarely in the same proportion;
- vacancy: the months without a tenant between leases, and the time to first letting;
- charges the lease does not pass on to the tenant: building management, maintenance, major works, insurance;
- acquisition costs, which add to the price and reduce the yield on the money actually invested.
Our property calculators help you rework these items one by one. For a specific office, value and rent are checked against references in the district, which is what an office valuation does.

Survey method
Listings of offices for sale and for rent published online in Marrakech, surveyed on 6 November 2026. Retail units, duplicates and out-of-range listings (under 15 sqm or above 5,000 sqm, price outside MAD 3,000-60,000/sqm, rent outside MAD 30-500/sqm/month) are excluded. Medians on asking prices and rents; gross yield = 12 × median rent ÷ median price. The district is the one stated by the advertiser.
For the value of a specific office before buying, the assignment is described on our office valuation in Morocco page, from MAD 3,500 excl. VAT, quote within 24 hours.
- Compare the asking price with listings in the same district, then with completed sales.
- Check the rent achieved in the building, not only rents advertised elsewhere.
- Read the co-ownership rules: office use allowed, charges, parking.
- Price vacancy, non-recoverable charges and acquisition costs.
- Check the land title and the permitted use before signing.
FAQ
What yield does an office earn in Marrakech?
On the listings surveyed on 6 November 2026, the median asking rent (MAD 119/sqm/month) set against the median asking price (MAD 17,904/sqm) gives a 7.9% gross yield. The net yield is lower: negotiation, vacancy, non-recoverable charges and acquisition costs come off.
What is the price per sqm of an office in Marrakech?
The median asking price is MAD 17,904/sqm over 26 listings; the middle half of listings sits between MAD 13,949 and 20,052/sqm. These are asking prices, before negotiation.
Which district should I invest in for an office in Marrakech?
Gueliz, which holds most of the supply: 7.5% gross on asking figures. Outside Gueliz, the survey is too thin to judge demand.
Are these figures actual sale prices?
No. They are asking prices and rents from listings. They give the ranking of districts and an order of magnitude; the value of a specific office is checked against comparable references in the district.
Can ReaConsult search for the office and the tenant?
Yes. ReaConsult can search for your office in Marrakech, negotiate the purchase on the basis of a documented valuation, then search for your tenant and negotiate the lease.
