Buying an office to let out is buying an income. The question is not only "what does a square metre cost in Tangier?" but "what rent does that square metre earn, in which district, and with what risk of standing empty?". The figures below answer the first part, district by district; the rest of the article deals with the second.

These are asking prices and rents from listings, not signed transactions: negotiation brings them down, and the gap varies by building. They give the ranking of districts and an order of magnitude for yield, not the value of a specific office.

The Tangier office market in figures

Asking sale price20,000 MAD/sqm14,192 to 23,97816
Asking rent130 MAD/sqm/month111 to 15360
Gross yield on asking figures7.8%——

The "middle half" drops the cheapest and the most expensive quarter of listings. It shows the spread of the market: between MAD 14,192 and 23,978/sqm to buy, the gap comes from the address, the building's age, the floor, parking and condition. With only 16 sale listings, these figures are an order of magnitude.

A median is shown only from 3 listings, and a yield only from 5 listings on each side. The apartment benchmark is the mid-point of ReaConsult's reference range for housing in the same area: it places the level of the address and lets you compare office and residential.

The city centre and the administrative district

Office rentals in Tangier concentrate in the city centre (25 listings, median MAD 123/sqm/month) and the administrative district (14 listings, median MAD 138/sqm/month). Offices for sale are rare in the survey: 4 listings in the centre, at a median MAD 17,265/sqm. No district has five listings on each side, so the 7.8% yield reads at city level.

The Tanger City Center area: a higher price per sqm

Advertisers attach 5 of the 16 offices for sale to the "Tanger City Center" area, at a median MAD 22,000/sqm, above the city median. The listings there describe business centres; whether the achievable rent follows the price must be checked building by building.

City office or unit in a business zone?

This survey covers offices in town. Buildings in the region's industrial and free zones follow a different logic: operating authorisation, the type of right held on the plot, a restricted pool of buyers. They do not compare with downtown offices; our guide to Tangier's free zones, linked below, covers them.

From advertised yield to real yield

The 7.8% in this survey sets an asking rent against an asking price. The yield you will collect will differ, for four reasons that must be priced before buying:

  • negotiation, on price and rent alike: both come down, rarely in the same proportion;
  • vacancy: the months without a tenant between leases, and the time to first letting;
  • charges the lease does not pass on to the tenant: building management, maintenance, major works, insurance;
  • acquisition costs, which add to the price and reduce the yield on the money actually invested.

Our property calculators help you rework these items one by one. For a specific office, value and rent are checked against references in the district, which is what an office valuation does.

Survey method

Listings of offices for sale and for rent published online in Tangier, surveyed on 6 November 2026. Retail units, duplicates and out-of-range listings (under 15 sqm or above 5,000 sqm, price outside MAD 3,000-60,000/sqm, rent outside MAD 30-500/sqm/month) are excluded. Medians on asking prices and rents; gross yield = 12 × median rent ÷ median price. The district is the one stated by the advertiser.

For the value of a specific office before buying, the assignment is described on our office valuation in Morocco page, from MAD 3,500 excl. VAT, quote within 24 hours.

✓ Before buying an office in Tangier
  • Compare the asking price with listings in the same district, then with completed sales.
  • Check the rent achieved in the building, not only rents advertised elsewhere.
  • Read the co-ownership rules: office use allowed, charges, parking.
  • Price vacancy, non-recoverable charges and acquisition costs.
  • Check the land title and the permitted use before signing.

FAQ

What yield does an office earn in Tangier?

On the listings surveyed on 6 November 2026, the median asking rent (MAD 130/sqm/month) set against the median asking price (MAD 20,000/sqm) gives a 7.8% gross yield. The net yield is lower: negotiation, vacancy, non-recoverable charges and acquisition costs come off.

What is the price per sqm of an office in Tangier?

The median asking price is MAD 20,000/sqm over 16 listings; the middle half of listings sits between MAD 14,192 and 23,978/sqm. These are asking prices, before negotiation.

Which district should I invest in for an office in Tangier?

The city centre and the administrative district hold most of the rental supply (MAD 123 and 138/sqm/month median). The Tanger City Center area shows higher sale prices (MAD 22,000/sqm median). No district has enough listings for a district yield.

Are these figures actual sale prices?

No. They are asking prices and rents from listings. They give the ranking of districts and an order of magnitude; the value of a specific office is checked against comparable references in the district.

Can ReaConsult search for the office and the tenant?

Yes. ReaConsult can search for your office in Tangier, negotiate the purchase on the basis of a documented valuation, then search for your tenant and negotiate the lease.
