Habous (Awqaf) is property dedicated permanently to religious, charitable or family use. Moroccan Habous represents significant urban real estate, especially in medinas (mosques, zawiyas, madrasas) and surrounding commercial properties. Habous is generally inalienable (cannot be sold) — some long-term leases (zina, houa) allow commercial use. Foreign buyers cannot acquire Habous except through very specific routes. For valuers, Habous-held assets require special handling and are often non-transferable.
Moroccan example
A Marrakech medina shop is Habous-held. The current commercial tenant has a 99-year zina lease paying 8 000 MAD/month; market analysis must reflect the lease structure, not a freehold value.
