Melk

Moroccan private freehold land held under customary title (not registered under the Torrens system). Common in rural areas and old medinas.

Detailed explanation

Melk is private property under Moroccan Maliki Islamic law — the oldest and most widespread tenure type in Morocco. It's less secure than Titre Foncier: ownership rests on possession and documented transfer chain rather than a public registry. Melk land can be converted to TF through immatriculation (a 1-2 year process). Until converted, banks generally refuse to lend against it.

An old family villa in Fes medina held as Melk. The owner applies for immatriculation at ANCFCC to enable mortgage financing for renovations — process takes 14 months and 45 000 MAD in fees.
