Titre Foncier (TF)

Moroccan registered land title giving indefeasible ownership rights; issued by ANCFCC under Dahir 1913 and Law 14-07.

Detailed explanation

Titre Foncier is the gold-standard ownership document in Morocco. Once registered, the title is presumed absolute and cannot be challenged (except for fraud). Unregistered land (Melk, Collective, Habous) remains vulnerable to contests. ANCFCC is progressively extending registration nationwide — currently ~30% of Moroccan land is registered. Foreign buyers should always insist on TF land for acquisitions.

A Marrakech medina riad with a valid TF is safer and easier to finance than an equivalent unregistered Melk property, even at the same asking price.
