Law 18-00 (2002) frames every multi-unit building in Morocco. It organises the condominium association (syndicat des copropriétaires), the syndic's powers, charges calculation, voting rules (simple, qualified, unanimous majorities), and dispute resolution. For RICS valuers, condominium quality (financial health of the syndic, reserves, building maintenance) can swing apartment values by 10-20%. Every valuation should check the condominium rules (règlement de copropriété) and recent assembly minutes.

A well-managed Casablanca Gauthier apartment in a building with 500 k MAD reserve fund and clean facade values at 22 000 MAD/sqm; an equivalent unit in a deficient condominium values at 18 000 MAD/sqm — a 20% discount.
